Hello! My name's Mike and I have extensive property experience in the South West of England as a landlord of multiple residential properties. I'm building a team of dedicated and conscientious inventory professionals, providing a level of personal service that you simply won't find from national companies.
We cover most of Somerset, Dorset and Wiltshire. Please don't be shy - get in touch today to see how we can help!
Our inventory reports provide a record of the condition of the property and the items included in the tenancy agreement. This helps to minimise deposit disputes at the end of a tenancy. An inventory report is one of the most important legal documents a landlord can possess during a tenancy.
We will meet your tenants on the day the tenancy begins and are moving into the property. We walk through the property and go through the inventory with the tenants, agreeing and making any additional comments where necessary. Keys are handed over and Inventory report is digitally signed.
At the end of the tenancy, we will re-inspect the property, comparing the present condition with the original inventory and check in report. The state of cleanliness and any missing items are recorded, along with any areas of damage or areas considered the effect of fair wear and tear.
We carry out interim inspections mid-way through a tenancy to note any changes in the property and the condition of the property's fixtures and fittings. This is vital to alerting landlords and agents to any damage that may have occurred due to possible mistreatment, so they can remedy any issues before they become irreparable.
